Booking Terms & Conditions

1. Payment and Terms at Check-in/Check-out
  • Full payment is required at the time of check-in.
  • Single‑night reservations require full payment at the moment of booking.
  • Occupancy is based on 2 guests per studio unless otherwise agreed upon in advance.
  • Pets are not permitted unless explicitly approved in advance.
  • Additional charges incurred during the stay are payable at the time of check-out.
  • Check out time is 11AM.

2. Accessibility or Special Needs

  • We will make reasonable efforts to accommodate requests for needs or accessibility requirements made in advance.

3. Parking

  • Parking is available on a first-come, first-served basis and is free of charge.
  • Aruba Sunset Beach Studios is not liable for any damage, theft or loss to or from vehicles parked on the premises.

4. Cleanliness

  • Guests are required to maintain reasonable cleanliness during their stay.
  • If a studio is left in a condition that requires extra cleaning beyond standard housekeeping (determined at the team's discretion)—including but not limited to stained linens, strong odors or significant mess—a cleaning fee of USD $80 will be charged to the guest’s credit card on file.

5. Smoking Policy

  • Sunset is a non-smoking property. Smokers are kindly requested to use the white and blue benches in front of the parking lot.
  • Smoking in the studios is strictly prohibited.
  • Any evidence of smoking, including odor, ashes, or residue will result in a smoking fee of USD $100 to the guest’s credit card on file.

6. Dispute Resolution/Issues

  • Any disputes or issues should be reported to the front desk immediately for resolution.
  • We will strive to address concerns promptly and amicably.

7. Use of Personal Information

  • Personal information provided to Aruba Sunset Beach Studios is handled following our privacy policy.
  • Information may be used for booking, communication, and internal analysis.

8. Pool and Jacuzzi policy

  • Swimming and use of the pool and jacuzzi is at your own risk. Children must be supervised at all times in the pool, jacuzzi and garden.

9. Liability

  • Aruba Sunset Beach Studios (ASBS), owned and managed by Sunset Real Estate NV, is not liable for any loss, damage, or injury to guests' property or persons. ASBS is a company in Aruba, governed by Aruban law. Any disputes arising from the use of its services and facilities must be submitted to the exclusive jurisdiction of the courts in Aruba. ASBS is not liable under any circumstances whatsoever for any claim, demand, damage, or loss, resulting from the use of their services and facilities.

10. Force Majeure

  • Aruba Sunset Beach Studios is not liable or responsible for failing to perform its obligations due to unforeseen circumstances beyond our control.

11. Third Party Rights, Waiver & Severance

  • These terms and conditions apply solely to the relationship between Aruba Sunset Beach Studios and its guests and do not confer any rights to third parties.
  • Failure to enforce any provision of these terms and conditions does not constitute a waiver of such provision.
  • If any provision of these terms and conditions is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.

Acknowledgment and Agreement
By signing below, I acknowledge that I have read, understand, and agree to the Terms and Conditions set forth in this document. I hereby authorize Aruba Sunset Beach Studios to charge any applicable fees to the credit card provided at booking or check-in.
