Booking Terms & Conditions

1. Prices and Taxes
  • All prices are subject to change without prior notice.
  • Excluding 12.5% government tax and a $3 environmental levy per night per studio.
  • In US $ per night.
  • Based on double occupancy.
  • An additional charge of $15 per night per studio is applicable with reservations less than 5 nights.
  • Extra person charge $15 per night.
  • Surcharge for President's Week, Easter, Thanksgiving, Christmas and New Year.
2. Payment and Terms at Check-in/Check-out
  • Bookings are only confirmed once a 20% deposit has been paid.
  • Full payment is required at the time of check-in.
  • Additional charges incurred during the stay are payable at the time of check-out.
  • In the event of a necessary room switch, we will promptly notify guests before processing any deposit charges to ensure transparency and confirm their consent.
  • Pets are not permitted unless explicitly approved in advance. Please contact us prior to booking to request permission.

3. Accessibility or Special Needs

  • Please inform us in advance of any special needs or accessibility requirements.
  • We will make reasonable efforts to accommodate special requests.

4. Parking

  • Parking is available on a first-come, first-served basis and is free of charge in front of our studios.
  • Sunset Beach Studios is not liable for any damage or loss to vehicles parked on the premises.

5. Cleanliness

  • Guests are required to maintain reasonable cleanliness during their stay.
  • If a studio is left in a condition that requires extra cleaning beyond standard housekeeping (determined at the team's discretion)—including but not limited to stained linens, strong odors or significant mess—a cleaning fee of USD $80 will be charged to the guest’s credit card on file.

6. Smoking Policy

  • Sunset is a non-smoking property. Smokers are kindly requested to use the white and blue benches in front of the parking lot.
  • Smoking in the studios is strictly prohibited.
  • Any evidence of smoking, including odor, ashes, or residue will result in a smoking fee of USD $100 to the guest’s credit card on file.

7. Dispute Resolution/Issues

  • Any disputes or issues should be reported to the front desk immediately for resolution.
  • We will strive to address concerns promptly and amicably.

8. Use of Personal Information

  • Personal information provided to Aruba Sunset Beach Studios is handled following our privacy policy.
  • Information may be used for booking, communication, and internal analysis.

9. Pool and Jacuzzi policy

  • Swimming and use of the jacuzzi is at your own risk. Children must be supervised at all times in the pool and in the garden.

10. Liability

  • Aruba Sunset Beach Studios (ASBS), owned and managed by Sunset Real Estate NV, is not liable for any loss, damage, or injury to guests' property or persons. ASBS, is a company in Aruba, governed by Aruban law. Any disputes arising from the use of its services and facilities must be submitted to the exclusive jurisdiction of the courts in Aruba. ASBS is not liable under any circumstances whatsoever for any claim, demand, damage, or loss, resulting from the use of their services and facilities.

11. Force Majeure

  • Aruba Sunset Beach Studios shall not be liable or responsible for failing to perform its obligations due to unforeseen circumstances beyond our control.

12. Third Party Rights

  • These terms and conditions apply solely to the relationship between Aruba Sunset Beach Studios and its guests and do not confer any rights to third parties.

13. Waiver

  • Failure to enforce any provision of these terms and conditions does not constitute a waiver of such provision.

14. Severance

  • If any provision of these terms and conditions is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.

By making a reservation or staying at Aruba Sunset Beach Studios, guests acknowledge and agree to these terms and conditions, and authorize Aruba Sunset Beach Studios to charge any applicable fees to the credit card provided at booking or check-in.
